A 1031 Exchange is the method by which an investment property owner sells one property and buys another, deferring capital gains and depreciation recapture tax on the transaction. This method is allowed by Internal Revenue Code Section 1031, whereby owners of investment property may sell the property and defer taxes on the sale if the owner buys a new property within a specified time period.
